Daily Lessons from Life 08 January 2015 - HDB resale prices hit 41-month low vs. Pinnacle@Duxton flat has $918,000 resale pricetag

Interesting contrasting headlines about HDB resale market in Singapore!

Lessons for me are:

1. the overall trend is a downward trend for HDB resale market. The primary reason can be traced to restriction of new PR from buying HDB resale flats immediately upon granting of the PR status. Of course, some will point to other factors as new PR buying HDB resale flats are not significant?

YET, some will say, the original HDB flat buyers CAN STILL make a lot of money IF they got a property at a CHOICE location! So, don't give up hope on getting rich quick and blame the government for keeping the HDB resale flats low with 'market cooling' measures!;

2. So, what is it for the new buyers of original HDB flats now? Should they STILL expect to make this type of HUGH profit like this Pinnacle@Duxton flat seller and the other sellers reported a few days ago?

Just as well that Minister Khaw and the cabinet decided to delink new HDB flats after the last GE defeat (or was it due to self-awakening by the ruling party?) so that the new HDB flat buyers would have to pay S$900k matching the location and design of this Pinnacle@Duxton!!

So, maybe they can STILL HOPE to make more than 100% after holding it for 5 years?

3.  the other interesting inference is: are the media confused with what to report on the trend of the HDB resale market? Is it up or down? Alas, as shared in an online response to a Letter to the Editors on ST Online, I believe that from a personal perspective, every buyer buy on a Caveat Emptor premise. And that some buyers will make LOSSES when they resell since what goes up WILL come down. It is just a matter of luck?

Whereas from a national policy perspective, unless we believe that HDB and non-HDB properties prices can ONLY goes UP and NOT DOWN, we have an unsustainable phenomenon here. People will have the WRONG expectation and will be bitter about it when their expectation of making good profit from selling a HBD flat they bought as the 1st 'home'!!

By the way, did I convenient forget about discussing 'affordability' of NOT breaking your back and devoting ALL your working life just to make money to pay off the mortgages? Forget about the expenses for raising 3 kids after, and IF, one got married!
